Belgrade is capital of Serbia, small European state, located on Balkan Peninsula, on geographical coordinates 44 49’ N, and 20 27’ E. Total city area is 3 222 sq. kilometers and urban area is 359 sq. kilometers. City population is counting 1 689 000 people with density of 488.42 persons per square kilometer. Because of its location, and Serbian endeavors towards EU membership, Belgrade is becoming regional economic and business center, where many companies already established their regional branch offices. Belgrade is located on junction of rivers Sava and Danube, Pan-European corridors 7 and 10, and that makes it international crossroad from Europe to the Middle East. River Danube is 2nd largest river in Europe, in total length of 2850km and connecting 9 countries. After the construction of the Rhine-Main-Danube channel, it connects port of Rotterdam and Black Sea on the east. River traffic is very frequent and it represents one of most important European water-ways. Because if its significance Danube is Declared Pan-European Corridor 7. Pan-European Corridor 10 is connecting Central Europe with Balkan Peninsula, and further to Turkey and Middle East. It is comprised with two paths, roadway and railway. Total length is 2360km and 800km is routed through Serbia. 380km is already built and deployed as motorway, 165km as local highway and 255km is two-lane highway. At he end of the project all should be high-speed motorway. Currently, section from Horgos (Hungarian Border) to Belgrade is being constructed. Simultaneously, construction of Belgrade By-Pass is already in progress. Section from Nis city to the Bulgarian border will cost 600 million Euros. This undertaking will employ 20 000 people and indirectly 100 000. Railway will be long 767km, and so far 500 million euros was invested in Belgrade knot, and additional 200 million is required. Belgrade has two air ports in proximity of 15miles. Main is civilian airport “Nikola Tesla” which is also used as cargo airport, and second is located in Batajnica Military Air Base, which also should be opened for cargo flights. Belgrade is engine of Serbian Economy, which is called “Balkan Tiger” a relation to the “East Asian Tiger” economies, because of strong economic growth. Estimated GDP real growth rate was 7,3% in year 2007. Direct foreign investments were 1,5billion $ in 2005, 5,4billion $ (2006), 4,2bilion $ in 2007. GDP per capita is 10 985$, and 30% of GDP is created in Belgrade. Investments were 20,1% of total GDP. Number of regular Internet users is in constant and strong growth, approx. 1,2 million of users or 16% of population, and 40,8% of households own a computer. In business area 97,7% of companies uses internet, and 91,5% are connected to Internet Cellular network in Serbia has almost 5 million of subscribers or 70% of penetration, with 3 cellular network operators. Number of credit cards has strong growth of 5,7% and it is more than doubled in past year, there is approx. 1,2 million. Belgrade has several Industrial zones and big quantity of plain fields, mostly located in outskirt municipalities and main usage is for agriculture. Those unoccupied lands are suitable greenfield investments. Belgrade city core is currently undergoing strong transformation, because of high demand in residential and commercial space. There are several big projects which are intended to meet the real estate market needs which are in constant ascent. Also there are numerous small/medium size projects, which are fulfilling majority of market, usually 3-6 story residential buildings with offices on ground level. Many locations inside city core are still unoccupied due to lack of serious Investors who are willing to invest significant quantities of funds into the construction projects, which will guarantee top quality real estate.
